With more properties coming onto the market, ongoing interest rate discussions and headlines suggesting Sydney’s market is cooling, it’s no surprise many buyers are feeling uncertain.

My answer usually surprises people.

I don’t think the biggest question is when to buy. I think it’s what to buy.

A cooling market can create fantastic opportunities—but only if you know what you’re looking for.

Here’s what we’re seeing on the ground…

There are generally more properties available than there were a year ago, giving buyers more choice and, in many cases, more negotiating power.

That’s great news.

But more choice also means more decision-making.

Some properties have been sitting on the market because they’re overpriced. Others because they have hidden compromises. And then there are the genuinely great properties—which are still attracting strong competition.

The challenge isn’t simply finding a property.

It’s knowing which property represents genuine long-term value.

Our advice?

Don’t try to perfectly time the market.

Instead, focus on buying a quality property at a fair price—one that will still make sense five, ten or twenty years from now.

The buyers who consistently do well aren’t the ones who perfectly predict the next interest rate decision.

They’re the ones who buy quality, negotiate well and make informed decisions.
